One of the most effective tools I use is the FSBO Help Kit. It’s a resource I’ve developed specifically for homeowners who are trying to sell on their own. I hand it to them and explain, “This kit is designed to give you a step-by-step process to sell your home yourself.”

Here’s the thing: I genuinely want them to succeed, whether they hire me or not. The kit provides guidance on things like staging, decluttering, and marketing their property effectively. Of course, I also let them know that if they ever decide to work with an agent, I’d love the opportunity to apply for the job.

The response to the kit is usually positive. Some homeowners appreciate the guidance and even ask questions on the spot. Others might take a bit more time to warm up, but that’s okay. My goal is never to rush the relationship but to show them I’m in their corner.

One common question I hear is, “How long should I stay during my initial visit with a FSBO?” My answer is simple: it’s not about the time spent; it’s about the quality of the interaction. Whether it’s 15 minutes or an hour, the purpose is to connect, offer value, and start building trust.

Think of it like making a new friend. You don’t need to have a deep conversation right away to establish a connection. Instead, focus on making a positive impression, leave something helpful behind (like the FSBO Help Kit), and follow up consistently.


Dealing with Rejection

Rejection is part of the process, and it’s something every agent will face. Some FSBO sellers may not be ready to engage with you, and that’s perfectly fine. What matters is that you keep showing up. Consistency builds credibility, and even if someone says “no” today, they might say “yes” tomorrow.
