Today, I’m going to show you a move that takes 45 seconds or less, but can leave your clients thinking, “Wow, this person really knows what they’re doing.”

It’s a technique I call a Script Role — and it’s one of the fastest ways to build trust, confidence, and authority right when it matters most.


What Is a Script Role?

A Script Role is a quick, technical, and powerful statement you make to your clients right before they sign the paperwork. It uses the fiduciary duties we all learned in real estate school — but puts them into a real-world, client-focused sales conversation.

The goal?
To instantly demonstrate that you’re not just another agent. You’re their agent — loyal, accountable, and 100% in their corner.


Why It Works

Most agents skip this step.
They either wrap up their presentation and ask for a signature, or they start rambling about why they should be hired.

But here’s the thing — your clients don’t need more reasons to hire you.
They need reassurance.
They need to know that the person sitting across from them understands the responsibility and takes it seriously.

When you drop a Script Role, using specific, technical language, it makes you sound like an expert.
Not because you’re reading a legal textbook — but because you’re confidently explaining what you’re legally and ethically obligated to do for them.


The 45-Second Script That Seals the Deal

Here’s exactly what I say:

“Thank you so much for choosing me. From this point on, I’ll be obedient to you — meaning I’ll follow every lawful instruction you give. I’ll be loyal to you, putting your interests ahead of all others, including my own. I’ll review all the necessary disclosures with you — like lead-based paint or property disclosures required by the state. I’ll track every dollar involved in this transaction and make sure it’s properly handled. Anything you share with me stays confidential forever. I’ll provide you with reasonable care and due diligence, connecting you with the right professionals when needed. And I’ll treat you fairly and honestly from start to finish. Sound good?”

It takes less than a minute — but leaves a huge impact.


What Happens Next

By the time you finish this, your client’s going to be thinking, “This person knows their stuff. I’m in good hands.”

That’s what you want.
That’s how you win more listings, earn trust faster, and set yourself apart from every other agent still fumbling for words.
